How often can I use my holiday home?
You can visit as often as you like during the ownership season – weekends, weeks, or longer periods. We will give you the opening and closing dates for the park you are interested in.
Can I live in my holiday home?
No, your holiday home cannot be used as your main or permanent residential address, however we do not restrict the number of times or duration you can visit your holiday home for holiday purposes. You will need to have a proven main residential address away from the park, though this need not be in the UK. This Agreement does not permit you to use the holiday home caravan as a permanent residence. The address you provide must be the only or main residence to which all correspondence can be sent
Can I choose where I have my holiday home on the park?
Yes – you will be given a guided tour of the park and shown the pitches and locations that are available to you.
Are other people allowed to use my holiday home?
We love seeing our owners enjoy their holiday home with loved ones, and at our parks you are free to invite family and friends to stay with you whenever you like.
Are there additional charges after I've bought my holiday home?
Charges include utility bills, water, rates, local authority rates and insurance, plus you pay an annual pitch fee; this contributes towards the running costs of the parks. These cost will be split in 2 payments January and May.
What choice of holiday homes are available?
We have a good selection of new and used holiday homes at Both Lady’s Mile and Oakcliff, We work with all the major manufacturers, so will have a broad selection of makes and models for you to choose from.
What is a pitch?
A pitch is the area/base your holiday home is sited on at the park.
Can I have decking installed on my holiday home?
There’s nothing better than relaxing and enjoying the fresh air on your very own spacious decking. If you are interested in having decking installed, we are able to arrange this through our nominated suppliers. You can discuss your requirements with our holiday home advisors.
Can I part exchange my holiday home for another one in the future?
Yes, you can part-exchange your holiday home at any time by speaking to the sales staff who will be happy to help and run through all options available to you.
Can I bring my pet to the park?
Yes – our parks are pet friendly, although some dog breeds listed under the dangerous dogs act 1991 are not permitted.
Will my holiday home be secure when I am not there?
We aim to ensure a safe and secure environment for all our owners, which is why our holiday parks have security teams or wardens to guarantee safety around the parks when you are not there.
Do holiday homes come with a warranty?
Yes – all holiday homes come with a warranty. The warranty length and inclusions depend on the holiday home you are purchasing.
Does my holiday home come with appliances
All holiday homes come with fully fitted kitchens although the style and range of appliances vary by model.
Where is best to have a holiday home?
Determining the ideal location for a holiday home, is a personal decision and depends on your individual preferences and priorities. we offer a choice of holiday parks, coastal escapes and countryside retreats, along with lively resorts, and peaceful hideaways, you’re sure to find a park location you’ll love to visit time and time again.

Location appeal: Do you prefer coastal areas, or countryside retreats? a quiet environment, or somewhere with plenty to do nearby?
Accessibility: To get the most out of your holiday home, and our open seasons, you may wish to choose a park within easy reach of your home with a manageable drive time.
Park facilities: How important are on-park facilities? Would you like somewhere with a pool, restaurant, and play areas, or would you prefer a more peaceful park with minimal facilities?
Local area: To ensure it’s somewhere you’ll love to return to frequently, choose a location that has plenty of options nearby for the activities you like to partake in e.g. walking, cycling, water sports, or family attractions.
Rental potential: our parks allow you to let out your holiday home when you’re not using it, if you’re planning on doing so, consider areas with high tourism demand.
Is my Holiday Home subject to Stamp duty?
No, the purchase of a static caravan or lodge holiday home is not subject to stamp duty. Irrespective of their value or location, stamp duty is generally not imposed on holiday homes.
The exclusion of stamp duty for caravan holiday homes enhances their allure for individuals seeking to enhance their lifestyle with a secondary property dedicated to leisure.
Can I let out my holiday home?
At both of our parks you can let out your holiday home, which you can earn money from to help offset your running costs when you can’t be there yourself. Terms and conditions apply, please ask.
Is Wi-Fi available in all holiday homes?
Free Wi-Fi is available in Oceans Bar and Restaurant, However We also offer Superfast Internet Wi-Fi in your holiday home as an extra cost supplied by a third party company.
But please note that due to the countryside or coastal locations of our parks, the quality of the Wi-Fi signal may vary at times.
Can I upgrade my caravan before the license expires?
If you decide you would like to upgrade or part-exchange your holiday home to a newer model, we can offer to buy back your holiday home in order to help you on your way to buying a new one. Please contact our sales team who will be able to arrange a quotation.
Do I need a TV license for my static caravan?
If you currently have a TV license at your home address, you are covered by this when using your holiday home. For further clarification, please check directly with TV licensing.
Do I need to insure my holiday home?
Yes, all holiday homes much be insured on our park. We recommend that you purchase buildings and contents cover on a new for old basis. Please contact our sales team for more information.
How long does the typical holiday home pitch licence run?
Brand new caravans are typically sold with a 15 year pitch licence agreement depending on their location on the park. Pre-owned holiday homes are sold with the remainder of their original licence agreement usually.
What happens if I want to sell my holiday home?
If you are looking to sell your holiday home, please contact our sales office who will talk you through your options.
A commission of 15% plus VAT of the selling price value is payable. This is the rate of commission payable to us on any private sale of your holiday home on the pitch.
Who is responsible for the maintenance of my holiday home?
As the owner of the holiday home you are responsible for any maintenance, we do have an onsite maintenance department who can assist you if required, however, there will be a charge for this.
Do I own the plot of land?
No, you are buying your holiday home, and the right to use the plot on the park, providing that you adhere to the park rules and pay the annual site fees.
Building and Ground Works
- Only one external storage unit per holiday home is permitted (two for lodges) and to be of Lady’s Mile approved specification and supply only.
- You will need to seek permission for paths, patios and to alter or erect a balcony around your holiday home from the Park Manager.
- Verandas/platforms are not permitted. Wheelchair ramps and decking consents must be applied for in writing for onward transmission to the Company and approval in writing obtained before installation/construction. You must use a company approved supplier to fit any decking.
- We do not permit external structures to be added to caravan or lodge holiday homes such as porches, walkways and carports.
- You are responsible for keeping the area around your caravan or lodge holiday home clean and tidy.
Enclosure of Pitches
We do not permit the erection of fences or any means for the enclosure of a caravan or lodge holiday home pitch.
